The standardization of measurements of plot surfaces in the real estate field

In recent years, mainly with the approval of the reform of the Mortgage Law that was articulated with Law 13/2015, there has been a complete transformation and a long-awaited evolution, in relation to the description of the properties and the coordination of the physical and legal reality through the incorporation of georeferenced data. The present work is part of the search for a technical and legal solution so that, in a standardized way, it satisfies the actors involved in real estate management and traffic, mainly the citizen, cadastre, registry and notary public, and public institutions through a correct coordination of the physical, legal and cadastral reality. The technical solution, therefore, must start from a precise superficial measurement, which is correct and appropriate to current media, completed with a delimitation and description of the measured reality, which is standardized and based on the adaptation of European and international regulations. The legal solution must analyze all the types of realities that come together in the parcel legal configuration, connecting with the technical aspect of measuring coordinates or distances, but which can have different aspects of realities other than the physical situation, such as the realities legal, cadastral, urban, legal, procedural, historical, family, etc.
